• Amenity Space Rental Fees: Fees for reserving exclusive use of amenity spaces like lounges, party rooms, or conference areas.
• Rent Increases at Lease Renewal: Rent may be subject to an increase at the time of lease renewal, in accordance with market conditions or lease terms. Fee to be determined at the time of renewal and the exact amount will vary per applicant.
• Utilities: Charges for services such as electricity, cable, and internet, to be billed separately from rent based on the tenant’s monthly usage. The exact amount will vary per applicant.
• Pet Fee: A one-time, non-refundable $500.00 charge for keeping a pet in the unit, if applicable.
• Renter’s Insurance: Proof of Renter’s Insurance must be provided by the tenant and must cover personal property and liability. The exact amount will vary per applicant.
• Late Rental Payment Fee: A $50.00 fee will be imposed when rent is not paid by the due date specified in the lease.
• Bounced Check Fee: A $50.00 will be imposed per payment made by check that is returned due to insufficient funds or other banking issues.
• ClickPay Credit Card Processing Fee: A service fee may be charged by the processing company when rent is paid via credit card or BILT using ClickPay or similar platforms.
• Laundry Fees: $3.75 per wash load; $4.00 per dryer load.
• Lost Key Replacement Fee: $20 to replace lost or stolen keys, fobs, or access cards. If the Key Track System key has been lost/not returned, there is a $100 replacement fee.
• Security Deposit Deduction: Deductions may be made from the security deposit at the end of the lease to cover damages beyond normal wear and tear, in accordance with applicable law.
